When it’s time to sell your home, and you call me and say “I think my house will sell for a gazillion dollars, what do you think?” I am going to say, well let me look at the comps and see what homes are selling for in your neighborhood right now. Everyone thinks their home is special. When they buy a home, they want to get the very best deal, but when they sell a home they want to get the very best price. That’s just the way it works. It is up to me to help you decide on the right price for each of those situations based upon facts.
It’s never a good idea to base the sales price of your home on the LISTING price of a neighbor’s home. First of all, unless it’s the EXACT same home, same size, same view, same flooring, same number of rooms in the same condition, it’s a good idea to base the price on the condition and location of your home, not theirs. Prices also edge up, and then sometimes, when certain markets get saturated, the will inch back down a bit. It is trickier than you would think to keep up with the real estate market sometimes. But that is my job.
So how do we determine the best price for your home? The first thing I do is to run a report which shows me all of the homes that have sold in your immediate neighborhood in the last 6 months or less. Then I look at the condition of those homes. If one is shabbier and needs work, then I can add a little money to your potential list price. If another the dolled up, totally remodeled and on a bigger lot than yours, then I subtract some money from your potential list price. I can’t get you more money on your home just because your washer and dryer is brand new. Those don’t count for that much.
There will be Realtors who will tell you anything to get your listing, and I guess that is fine if you want people walking through your house for the next few months, but buying the house that is similar but priced right. The best thing to do is price the house to sell. I appreciate that you need to get a certain amount out of your house, but the buyers don’t necessarily care what you need, they just want to pay a fiar market price for your home. That’s also my job. To make certain we get a price as close to your listing price as we can.
